I'm old school and want to have a roof over, not a peel off. Only have one layer
I got an estimate today, $425/square. $16,575 total. WOW!! Sticker shock!

I'm praying for hail. My deductible is only $1500. $1500 is all I pay.


Is this the going rate in your hood?
My roof is 25 years old.
I used 25 year shingles.
I inspect my shingles often and repair any tabs that have blown off. Repair any nail pops.
My shingles still look good considering they are 25 years old
I think my ceiling repair may have happened when we had 100 mph winds and heavy rain at the end of June.

I got a quote last month for 7400, 10.5 square, complete tear off of old, new drip edge, new ridge vent, and up to 3 sheets of plywood if needed!!That's like $705 a sq!! I said I'll wait

last roof i had done was on my 12 unit apt bldg. 85 square mansard. around 25 grand. tear. off, replace some decking as nec and re roof with an owens corning architectural shingle. prolly 10 years ago.

I've never hired a roofing company, although my wife says I'm not allowed to work on roofs anymore so I suppose I'll have to someday. But if I was going to pay over sixteen grand for a roof, I'd sure expect a full tearoff.

I've had to tear off two layers enough times that I'd never put that job on the next guy who has to roof my house. And there's no way you'll get 25 years out of 25 year shingles when they're installed over old shingles. Plus it looks like craρ.

The labor seems high. Is it a difficult roof to do? I'd look for two more prices.

If I got a quote like that I would do it myself, but then I'm only 72, I was up on the roof today and blew the gutters out. My wife nailed a lot of the shingles on the first house we built in 77, as long as I did the valleys and all the cutting. I could probably get her back up on a roof if I put up a good scaffold.

A half lifetime ago I could build a house starting from the foundation to putting the last shingle on the roof. I put 25000 brick on my house, new kitchen, new bathroom, new windows, doors, electrical, plumbing, ceramic floors. drywall. I have shingle nailer, framing nailer, trim nailer.

There isn't anything I can't do.
My back won't let me do this kind of work any more.

Sunday while shopping at Kroger's I had to sit down because my back was pinching.

I think the reason I got 25 years out of my shingles is proper attic Ventilation.

Last I knew roofers around here were booked a year and a half ahead. They get some pretty good $$ too. Five years ago I paid ten thousand for sixteen square tear off and re-roof. Only one of three companies I had called even bothered to show up and give a price...

Just put steel on it and never have to do it again in your life and possibly the next too.

I have a old farm house that needs a new roof after about 25 years. It takes around 42 bundles which cost $1300.00 to $1500.00. One roofing company quoted around $7000.00 but another only want a copy of my insurance policy stating a price $15000-$20000 for the small roof. It seems to be kind of a racket when they look back for all the storms with hail that could have caused damage. I suppose I could file a claim (may or May not get a benefit) but then the insurance company may drop my coverage and it will be un-insurable until fixed up to acceptable standards????

I am slowly doing my own roof. A complete tear off and reshingle - I had earlier posts about leaving the tar paper down and putting a second layer of synthetic underlayment over the tar paper. About $1700 for the shingles/underlayment alone on a 1200 square foot home.

One thing I would stay away from - dark or black shingles. I know it's the style but spending time on the roof earlier this summer the heat was horrible - you literally couldn't touch the roof without burning your hand. Imagine months of that for years on end with a black roof. I went back to Shasta White architectural shingles - I was kind of surprised by hard they were to find but I got them. I also learned the old basic 3-tab Shasta White shingles are basically obsolete - I called every lumber yard/home store in Topeka and Manhattan and not a single bundle in stock and ordering was going to take over a month - all I wanted as a couple bundles to do the peaks. I lucked out and some guy had a couple bundles on Facebook Market.

Cost to put down a shingle roof - I had a coil nail gun and bought a second one. In a week or two my son and some of his friends will help do the main part of the house now that the porches are done. Probably going to run me $500-$600 with me doing the tear off.

Hail ruins metal roofs the same way it ruins metal car hoods.

The price of living in a 3900 sq ft house.

Is that for 3 tab or Architectural shingles???

The house I am working on has 3 tab.
Most likely 25 year 60 mph shingles.

I'm looking at GAF Timberline HDZ Architectural shingles.
Lifetime Limited Warranty (yea right) and rated at 130 mph.
They are $130 a square and underlayment would add 10 to $15 a square depending on what you use.
With new pipe flashing; drip edge; ect your quote is about $200 a square labor.

39 squares, you ve got a big house unless you have an attached garage

Our roof was 26 years old this year, we had several storms this spring with wind gust of 60-80 mph. After each storm I would pickup several broken shingles in the yard.
Talked to my insurance company and with deductible, deprecation and losing our no claim discount it would cost use more than just paying for a new roof out of pocket
Tear off one old layer, install new underlayment with dimensional shingles and new vents cost us $466 per square
Cost of the shingles was a factor as they have a 30 warranty along with 10 years for winds up to 130 mph
Our house only needed 15 squares
