Advice please

I think you pretty much nailed it.

People will think that because they paid rent on the stall that everything else should be free, including your own labor.
 
Funny, military auto hobby shop is the first thing I thought of, too. Difference is, everyone that uses a mil auto hobby bay has been through basic training, everyone is insured by uncle sam, and if someone gets out of bounds or doesn't pay their bill, they just reach out to their chain of command to get them back in line. I can't imagine doing this on my personal property/insurance.
 
After reading the comments I understand why people say no to the idea. I will tell you how it is done here.

Most truckers rent a bay, supply there own hand tools, park there truck in it every night they are home. $300-$400 a month. They have locking cabinets that they keep there tools in. there is a camera in shop to see who is in and out when just for security reasons. You need to know who is trustworthy as well. 4 people renting 1 shop works if there is room but make it 7 and they may not get along together at all. That is when you need separate walls.

shop may have a press, air compressor, big air impact, sledge hammers, hyd jacks, etc.
guys work on there own truck/ vehicle when they want.

If you want tractor guys to rent to fix I say it would have to be a year thing as they get taken apart and may take years to complete. Not worth it.

I would in your case rather rent out each bay as a storage or separate space, which means you would have to build walls in so only the person renting can enter that area. Guys would be steeling other peoples stuff and no way to prove it.

Not sure how insurance works on renting out storage area and they can do what they want in it?
 
Thanks for all your advice, some good and some not so good. Best thing would be to sell out and be done with it but in today's economy would be going from a solid asset to paper. Gonna take a few weeks off in Sept and see if I'm still tired of this crap. lol ,john
