Land Prices

I live in North East Texas and just wondering what the price of a 10 ac tract is in your area? here it varies from $20,000 to ??? whatever.

In NE Arkansas, $1000-1500 for non-irrigated flat land acreage.
Leveled and irrigated, about $2500 up per acre.
Here in the Hudson Valley of New York, about a $million per square foot of un-cleared woods in the mountains. Go figure.

I live in West Central Arkansas and I would say that as a rule of thumbs our prices would be about the same, if not a little higher than yours. Hard to find 10 acres here. But basically is hard to find any size tract of land.

Mark1430, here where I am 45 N. of Austin Tx. major highway frontage Williamson Co. 3 yrs ago 10K pushing 12K. Today cant get a bid @ 8K, Closer into Austin $8 to $10/sq.ft. The economy is keeping the Austin outlying areas down.

East Central Iowa, around $10K an acre. The small acreages go even higher. It will cost $25K per acre for one of those. I bought my farm for $4K a few years ago and thought that was high.

Down here in deep S. Texas, the place just down the road sold a few years ago. 30 acres, half is rio red grapefruit, other half plowed. Advertised at 12.5 per acre, sold in less than 2 weeks for 12.5 per acre. The economy goes down, but the land seems to stay about the same here but I don't see much selling either. As with most areas, the smaller the plot the more they usually want for it. Another place a mile or so from me is just over 1.5 acre and they want 50K for it, and it's covered in brush (mesquite) and needs to be cleared before you could do anything with it.
Non irrigated land goes a bit cheaper, but it depends on where it's at. Seen it as cheap as 6K an acre, not sure why I call that cheap.

Hudson valley? Just did a search- Ulster county/ Wawarsing- 32 acres $69000. Isn't that a short drive to a metro north line straight into Grand Central?
2008 'asking prices', and the real world now... are a whole different ball game. All over the north east, $2000 an acre will get lookers atleast, more than that, ain't going to move, not in this decade.
I didn't like the area compare to others, but I was watching a piece of iriggated land in central Cal, 20 acres, go from $99,000 last year to sold a couple months ago for $40,000. Anything over that anywhere in north America better have a really good story attached....

Land here has taken a beating. Good farm, close to me, 90 acres, which 4 years ago comps were selling in the 7K per acre range brought 2315 an acre at an estate auction a few weeks ago. Half croppable and in beans this year.

Southeast MI 400ac will go to auction on tues.sept. 20th. The talk is between 4000 and 7000 per ac.
