Wind turbines

Before you sign anything, you'd be wise to have a good land use attorney review the lease and advise you on what your exposure is to construction liens.
 
We have four of them partially or wholly on a couple of properties for i would guess the last ten years, I have nothing bad to say about them, a nice check every year, the companies have been good to deal with, the access roads were put where we wanted them within reason and they let us use the roads for field access(really nice), they are not much trouble to farm around really,.any time they had to damage crops to do matinence work they were very fair in compensation.As I remember our contract says the company will be responsible for structure removal at the end of the project, but my memory on this is fuzzy. Our company had group meetings to explain the process and answer questions and really seemed to want to be good neighbors, I would guess it is in their best interest to stay on good terms with the land owners.. That being said do your due diligence and talk to a lawyer familiar with this, don't commit till you are comfortable with it.

Only some people here happy with them . Numerous farmers hired a contract lawyer as a group to deal with the energy company .
Much different return and risk than the simpletons that just signed what the energy company offered .
 
I own no land other then the 1 acre my house sits on. But I have family that lives withing a few miles of a wind farm and my son farms fields that have them. They are NOISY!! They sound like jets flying over continuously!
When they leak oil and they will, your farm is contaminated. And they are super ugly!
 
Its not just the noise, or the ugly. There are also medical issues related to them, infrasound I believe. Its all about the tax credits anyway, its not about green energy. Its corporate tax forgiveness, but no one is worrying about what the electrical corporation is paying only special individuals. Berkshire Hathaway CEO Warren Buffet said if it were not for the tx credits, they would not build them. Fact check if you wish. gobble
 
I don't have any near me but I drive a highway quite often that has several as close to highway as permitted. I need to pull over someday and listen what this noise is some are talking about.
 
i was approached to have wind turbines on my farms. i sent the contracts to my attorneys for review. here are some requirements to consider. you cannot build any structures after the turbines are installed without their permission. new barns, grain bins, grain legs new house, garage , shop ect. number two, you cannot hunt or target practice on that field. number three. you give them a utility easement over the farm the turbine is on. the danger is they can sell easements to any utilities that want to go thru your property. ie pipelines, natural gas lines ect. that includes underground electric. in the contract they sent me there was a clause that they could take an additional 15 acres if needed to install a substation. there were a number of other stipulations, but i decided against them.
 
We lived on an acreage with 10 wind towers within a 2 mile radius of us. I decided that I would stay neutral on the issue because we only rented. We did not have a horse in the race. Want to know what the biggest problem was? Vandalism by those that were opposed to them. Nails and screws on the roads that cost me a set of new tires. Some neighbors, right? The construction crews not only had to constantly fix tires too, but also had to change fuel filters on an almost daily basis from sand, sugar, and salt being dumped into fuel tanks. But, oddly enough, those against the wind towers never want to talk about those things
 
The noise level depends on the wind direction and how far away from them you are. Sometimes we can't hear them and sometimes the constant whoosh whoosh whoosh, about one every second, is enough to drive me batty. If you are right up close to them you really don't hear a lot of noise. If you are more than a couple of miles away you probably won't hear them. We have none on our land, the closest one is about a mile away. We signed up to have from 1 to 3 on our land, but FPL never followed through on our land and the agreement was terminated. Since I have to see them and hear them I wish I had some on my property so I could be compensated.
 
many have been duped by the up front salespeople concerning the fine print. The county I live in successfully deterred the power company from building a industrial wind farm of up to 75 turbines. Public opinion and owners who previously had signed an agreement and wanted out were the biggest reason. People gotta remember they are erecting a 700 foot tower that their neighbors have to live with, without compensation, or consideration of the ill affects. gobble

How did you score on your last medical hearing test ?
Try standing in your yard or house and hearing the whump whump whump all day and all night . Then there is the strobing of the sunlight as the blades pass through the sunlight .
The moving shadows are disconcerting too . Did you drive through them along the way ?

We had a wind tower 1/4 mile away and a highway 3/4 of a mile away. 9 days out of 10 the sound of semi tires on the highway was louder that the wind tower. The only days that you could really hear the wind tower was when it was raining or snowing. And you re not going to be outside in the middle of the yard then anyway.
 
Where did you come up with that line of XX? In NE Kansas where farmland sells for $10,000 an acre we have several wind farms - they put them where it's convenient to lines and supply - the productivity
of the farmland doesn't appear to have anything to do with except when determining the right of way amount.
