I own several rental houses in Mankato MN. How can the county (Blue Earth county) portion of my taxes go up for some and down for others?

All in the same assessment jurisdiction? Assessment here is done by township. There has been some effort to somewhat standardize several neighboring similar townships, but they are still separate. Did the assessed values all stay the same?

They are all within the city limits all with different assest values. All values went up. I understand the formula has some go up at different rates but don't understand how some can go down.
 
You can have different taxes just because of a park district,here the fire district boundaries if a bond is paid off it can go down,the next block has a new one to pay off
 
You can appeal the opinion but you will need to get your own appraiser. Naturally they will have higher regard for their own appraiser over yours, but they may knock off a few bucks.
They appraised a piece of property 80,000 more than my appraiser did… I filled out the paperwork and they knocked off 30,000 … better than nothing but still padding their azz
 
Simple. They had a re-evaluation. Property evaluations are done at least every ten years. Newly built properties are evaluated on the sale price, as are properties that changed hands, so their evaluation reflects inflation. Properties that did not change hands will still have the same evaluation. When the reval is done the taxes on recently sold ones will decrease, while the taxes on the ones that have not will go up.
 
I would call the county office your taxation paper work came from. Nobody on YT could possibly explain why this is happening.
Really? In rural areas many of us serve terms on various county local and state boards so we find out about things like this.

@showcrop O ye of great “smartness” woe to me should I doubt someone on YT would have the correct answer. (or at least an answer that may or may not be the correct for his scenario) His county taxation officials are the only ones that can correctly answer his question. So why must you decide that my elected ride preference is under the wheels of the bus? (I may live in a city now but grew up in a rural area, on a farm,

Generally 2 things come to play with property taxes in most jurisdictions. Mil levy & property valuation. The mil levy should be consistent for everyone with the same type of property but the valuation of the property can and does change from time to time. The valuation on a newly remolded property could go up while the valuation of a poorly maintained property go down. Also some justification have a formula that includes "like sales". In other words, if a property similar to yours sells for much higher or lower than your properties the valuation of your properties will follow. And so will your tax bill.

OK, so now you need to dump on Tony as well. He gave the same answer as I, without access to Mankato policies or data either, LOL.
 
In our state the reasons will be at the bottom it will say what the assessed value is, was and who took your money in a percentage down to a penny. It will say school district got this community college got that that and fire district got that. City if you live in town got some too. Compare each of the bills you got for the property and you can probably find the differences. Also a fire district here has to have a reason to collect the tax such as a truck getting bought soon they can’t tax indefinitely so it could be something like that where one district had more income paid off an asset and doesn’t need the milage rate to be as high. It’s generally a good thing if your assessed value went up and rates overall went down because your local boards are doing well and being fiscally responsible so much negative is reported the other way.

Best ask your assessor.
I challenged 2 rentals and I think they cut those in half.
We can go online and see what others are paying.
Look for a property like yours in the same neighborhood. Then you can challenge what you pay.

I don't have a problem with the appraised value of any of the houses. I don't have a problem with the total prop tax on any of the houses. Just curious how the county portion could go up on some and down on some.

Find last years tax statements and compare. Could be valuation of property, increased or decreased asking, etc. Even though it is Sunday, most Counties have a website that you can get on an find what info you are looking for. In Iowa, that information is all available on the County Assessor page of the County website. Most Counties in Iowa use a program called Beacon.

I have NO idea how it works in your state but in my county in Kansas we have different taxing projects/districts within the county and some have rates that have risen, some have paid of their indebtedness so their taxes go down, and some are brand new so the taxes are higher this year since it is the first year. For example there is a taxing district around the baseball stadium and depending on what they are wanting to build the rate may go up, may go down, and most of the county is not affected by that either way.
