I own several rental houses in Mankato MN. How can the county (Blue Earth county) portion of my taxes go up for some and down for others?
I am going to call county but they are not open sundays. Thought maybe someone had an opinion.I would call the county office your taxation paper work came from. Nobody on YT could possibly explain why this is happening.
All in the same assessment jurisdiction? Assessment here is done by township. There has been some effort to somewhat standardize several neighboring similar townships, but they are still separate. They are all within the city limits all with different assest values. All values went up. I don't have a problem with the appraised value of any of the houses. I don't have a problem with the total prop tax on any of the houses. Just curious how the county portion could go up on some and down on some.Best ask your assessor.
I challenged 2 rentals and I think they cut those in half.
We can go online and see what others are paying.
Look for a property like yours in the same neighborhood. Then you can challenge what you pay.
Find last years tax statements and compare. Could be valuation of property, increased or decreased asking, etc. Even though it is Sunday, most Counties have a website that you can get on an find what info you are looking for. I have NO idea how it works in your state but in my county in Kansas we have different taxing projects/districts within the county and some have rates that have risen, some have paid of their indebtedness so their taxes go down, and some are brand new so the taxes are higher this year since it is the first year. For example there is a taxing district around the baseball stadium and depending on what they are wanting to build the rate may go up, may go down, and most of the county is not affected by that either way.How can I make you understand. The appraised value went up on all the houses. The total tax went up on all the houses. But the county portion went up on some and down on some.
