Indiana Farm Land

I have a question for those in Indiana. I am a HUGE Non Wing Sprint Car and Midget fan. Basically I have three choices of places to retire in 10-15 years from now and I want to plan ahead. My choices are California (to Expensive, unless I hit the lotto), Arizona my present residence (Would like to keep for a winter home) and Indiana. They race there 7 days a week during the late spring and fall. So I want some input from those of you in Indiana.

Where can I try to buy 20-100 acres (I am planning only right now) that is centrally located to those great Indiana Dirt Tracks. Here is my criteria:

1) Conservative Area
2) Area has to have a great sense of community where neighbors help neighbors!
3) An area that believes in family values!
4) Low Crime Area
5) Good Hospitals in the area
6) I prefer Sandy Loam for soil (better then clay for the horses)

I think that should cover it. What areas would you guys suggest?
How much is farm land going for in those areas?
Is the value going up, steady or dropping like a rock now?
Do you live there now or do you wish that you did?

PS. I truly value the input you members of this board can give me. I trust that 90% of you share the same values that I do. I am a hardcore conservative but I can also respect those that are not because I have not lived in your shoes. So dont feel that you are not a conservative that we can not respect each other and be friends. I just wanted to clear that up since I list Conservative Area as my #1 criteria.

Buy now all open land is going up like a rocket. The hill ground that grows only cedar trees and deer in Iowa is doing 3 grand. Trophy racks. What is three grand now will be 8 grand when you retire. Everyone is looking for a farmet 40 to 100 acres with 100 miles of all major cities. Tearing down 300 thousand dollars houses around me and putting 800,000 to 1.2 million dollar houses. Two towns east the tear downs are pushing one million dollars for the lot. Looks odd to see this barn of a house by the 900 sq ft 1950's house. Google sprint car racing assoc. for info. Check into Indiana taxing structures. Housing is in a down turn, BUT land is booming in the grain belt.

That is why I want to buy in the near future. USAC is the racing organization in Indiana. I just dont know about farm land out in Indiana. I have been to the Terre Haute race track but I hear that area is not very good. From what I have read a lot of crime and just not the type of area I would want to be in. Again, I dont know this first hand just what I have been told.

Ok, here goes, here is the place for sale, you are looking for, you just don"t know it yet.



Union County Speedway, I live across the road from it, the owner, Billy, has told me more than once he would like to sell it. About 100 acres I think, neighbor on top of the hill to this place already has a Horse operation in place. DIRT TRACK, also has Tractor Pulls, Motor Cross Racing, Demo Derbies, and Flat Drags. (Has 2 Tracks)



Questions 1,2,3, and 4, yes. Question 5, no, you have to leave the area to get medical attention, pizz poor medical services, have to go 17 miles North, to Richmond, or 12 miles South East, to Oxford Ohio. I personally recommend Oxford.



Farmland prices can be ridiculous here, just like anywhere else.



One other thing about this area, it is a tourist trap, we have a good sized lake, and state park here, you would be 3/4 mile from the Northern tip of the lake, and have a boat launch there.


Here, is Liberty Indiana, 47353, if you map quest, goggle maps, or whatever, this track is on 44 West, about 3 miles West of town.




Now, if you are looking for cheaper ground, and a Dirt Track, I would suggest looking at West Union Ohio, lot cheaper on taxes, and a lot cheaper property values, that will go up. I have been thinking about going back over that way myself.

I can remember going up to Warsaw Speedway when I was a kid. Till some moved in that just did not like open headers, I think they went to the extreme and ran mufflers, and they still whined. So they shut it down, I went to that last race. Since then, its become a pulling track/demo derby/mud bog site. Now they have screaming semi pullers in their back yard! HAHA!! A few years back, 125 acres locally sold for rock bottom dollar, cause it was old railroad acces, and was nothing more than a huge trench. Motocross club came in and made a track, put it on a circuit schedule, and everytime they have a race, there is nothing but RV with trailers full of dirt bikes, 4wheelers, etc etc as far as the eye can see people come to race, watch. Lots of small dirt tracks in northern indiana, some good asphalt tracks too. Plymouth Speedway, Shady Hills, New Paris, Another is down inthe Kokomo/ Camden area, so there is quite a few that one can visit and see what you wanna see. Say like in a corridor south of US 30, and still North of US 24,,, Inbetween US 421 and State road 15 would be in a location that in each direction you face, you should find a track. Or a place to build a track. Just in this area alone, there are probably 15 shops that build sprint and late model engines, and been in it since the sport began, so there is alot of history just in a small area. JMHO, Chad

I would look in eastern Indiana , around Winchester, Randolph County or Muncie, Delaware County. Poorer areas will be a little more abundant than the better soils area as a rule. Farmland is a little less expensive, but plenty good for pasture. Maybe not so productive as other parts of the state. The better soils are selling in the $6,000 per acre range and climbing now.

Don'r have a lot of time to write, as I'm getting ready to go to work. I'm between Bloomington and Terre Haute. Quite a few race tracks around here. Bloomington, Terre Haute, and Salem, to name a few. Conservative enough for me. Steve Kinser, of World of Outlaws fame has his farm and race shop about 2 miles from me, as the crow flies. Good medical in both Terre Haute and Bloomington. Lots of cultural activities in Bloomington, due to Indiana University. Can't offer much hope for cheap land, but there are a lot of horses around here. Would you be looking for a job, or are you retired? If you want to know more, I'll be around on Sat. Jim.

Jackson county is between Salem and Vernon speedways, plus they have the track over at Brownstown (In Jackson county). Both the Vernon speedway and Brownstown are pretty small.

It is sandy loam. Can't help you on prices though.

Indiana as a whole has always been conservative. We keep electing a nnalert in my town for mayor, but every other election just about always goes nnalert. If that makes any difference. I am in Columbus.

The largest town in Jackson county is Seymour. You could research it if you like. Old fashioned community, good size, but most people know each other.

Keep in mind that Conservative and "votes nnalert all the time" aren't the same....
and also someone mentioned crime near one sizeable town but it is really all sizeable towns.

My late grandparents lived in western IN near the IL border. When my granddad died in 1960 they almost had to give their home away to get rid of it. They had that nice black loamy soil too. They only had about 2 acres, but were surrounded by farms. I don't think the price of acreage is going be cheap in that area. The snall town was Waveland I think in Montgomery county. Hal

I live about 15 miles north of Indy. Land prices in general are going up. The population in the counties surrounding Indy is growing rapidly, and much of the land within 20 miles of the city changing from farm to suburban. Land prices will vary widely, depending on location and corn/soybean productivity.

One of the great things about location in Indiana is that most of the state is within a few miles of an interstate highway. Travel is generally pretty easy. You will find top-notch medical care in Indy, almost anywhere within 40 miles of Indy, and in the major cities.

Crime rates vary; most rural areas have a very low crime rate, though some counties have had some meth activity and the problems that come with it. This seems to be generally coming under control.

The state usually votes nnalert in national elections, though not always. We have a US Senator from each party. Most of our nnalert are pretty "conservative" as compared to those on either coast.

You can probably find some racing activity within 50-80 miles of almost anywhere in the state, especially in the areas mentioned in previous posts.

The Lawrenceburg Motor Speedway I believe has a good
reputation. Across US 50 is the Argosy Casino, with their new
boat they will be one of the biggest casinos between Atlantic
City and Las Vegas.

The area is not straight nnalert, but is still pretty
conservative. Baron Hill is the Rep for much of Dearborn and
Ripley Counties, he has Lee Hamilton's old seat. They
gerrymandered Dearborn County to make it a safe Democratic
seat, but Hill still barely won when nnalert were winning all
over the place last election.

If you go one county west Ripley County is still fairly cheap
except for Batesville, the local hospitals are not bad, the serious
cases go to Cincinnati.

The Batesville area may become more expensive as soon as the
new Honda plant starts operating, hard to tell.
