Wet basement

At one of my rentals the parking lot goes rt to the house foundation. The blacktop flares up just a wee bit but if it rains hard it runs down the foundation and gets the basement wet. I have put bin tar along the seam but as it dries out it cracks and water again comes in.

How should I tackle that? I'm thinking put some metal flashing down and tar that in or perhaps pour a 2 inch cement curb along wall.

The best thing I've found is urethane caulk.

Is the layout ripe for a French drain or does the grade make that impractical?

Thanks but that won't' work right in this application. I would have to cut a channel or gutter leading to that drain.

Changing the grade to slope away from the building for a few feet has worked the best for me.

Kinda figured you'd already considered that option but never hurts to check.

Don't know what lead flashing is. Where would I get it? Home Depot?

Have you checked with a foundation company or slab jacking company?

Maybe they have something to pump down in deeper an be more permanent

I checked their site . Not cheap but a 12"x20' roll is $199.00

I was going to suggest a concrete curb, but I see you're in MN, so the frost would probably destroy that over time.

On our barn the tin flashing worked for a long time.

What is the vertical surface you are trying to seal up to, concrete block, or ??
