OT- New toilets

A couple of years ago we replaced two toilets. They are fed with unsoftened water so our Indiana hard water has started to leave calcium deposits. Now there is a VERY slow leak from the tank that causes the fill valve to open when the tank gets low enough. Normally a simple flapper valve replacement but the mechanism in the tank is new to me. There is a PVC cylinder that lifts and releases the flush water. Is there a gasket somewhere? What do I replace, the whole PVC thing (seems unnecessary)? I have tried CLR as a first attack on the leak. Can't tell if it has worked yet but I would like to fix it. I always try and use the commode before I go out to play with my tractors.

Shut off the water [ obviously ] and gently prise the black cap on top of the float valve off . This is the one that the little grey arm comes out of . This is the hardest part to do , the cap is sometimes really tight so take your time and prise upwards carefully .
Under this is the other end of the arm and a valve with a stainless pin in it , remove this and inspect . Often it is only a piece of grit that is causing the trouble , otherwise it is just a simple replacement job . The valves cost about $7 here .
I use this type of valve at the farm , it seems that the lower the water pressure the more trouble you seem to have with them .

By the way to adjust the water level in the cistern slide the little stainless steel clip on the upright wire to suit the level you want .
 
Ray is right, the it's a Mansfield flush valve. I have two at my (wife's) house. Gently pull the refill hose upwards out of it, then unscrew the nut/cap/thingy that the hose passes through which will allow you to pull the outer tube upward, finagling it free of the lever on the flush handle so you can replace the seal washer.

We had Mansfield toilets in the house where we used to live. The gaskets started leaking in less than a year because I did not have the water softener hooked up yet. I bought extra parts to have on hand. After I installed the water softener, we had no more leaks for the next 12+ years that we lived there. The spare parts stayed with the house when we sold it.
